You definitely want -12. The + 10 will be a positive offset and will definitely rub.

If you don't change tire size then that stock backspace will be fine.

I think the assumption was also a bigger tire.

The 4.5"BS will allow you bigger tire options without rubbing issues.

Do you think the 17x8 with 4.89" of bs would allow a 35" tire that's as tall as I would go I want to use my stock tires for now and the 9s are a little wide for them

5" is the most Backspacing you can run with 35's and 4.5" is most recommended.

Yes, you can run 35's on the 17x8 with 4.89" BS. You may get some minor rub but nothing to worry too much about.

seems like there are a ton of people running AEV pintlers and Savgres that have 5.2" back spacing with 35's and 37's. I never had an issue other than the pintlers were a little fragile in the rocks. They are +10 and measure 5.2" backspacing.

Very good point never thought of that so 4.89 bs should work perfect for 35s and no rubbing issues the aevs claim they wont rub with 35s or 37s at 5.2 bs

I'm running a 3.5" Rock Krawler X-Factor lift with 37x12.5x17 MTR-K on Pintler wheels and they rub like crazy. I'll be getting rid of then as soon as I find a replacement non-beadlock with 3.5" bs.

If it ain't broke, don't fix it. If you don't like it, go break it!
